We don't quote a rate per m² before the site visit, because a number that isn't based on measurements changes later. After the visit you receive an itemised BOQ with quantities and a price for every line, so you can compare and decide with clarity.

A mid-size majlis takes about 6–8 weeks, a kitchen about 5–8 weeks and a full villa about 8–14 weeks from design approval. The exact date of every stage is written into the contract.

Yes. Site visits in Abu Dhabi and Al Ain are free and carry no obligation. Your project engineer visits, takes measurements and photos, and talks through your needs, budget and target date.

12 months on workmanship from handover, covering the joinery, gypsum, flooring, paint and fittings we installed. Materials and appliances carry the manufacturer's warranty, and we hand you the certificates in the handover file.

The contract sets a date for every stage. If anything threatens a date, we tell you in writing, with the reason and the revised programme, before the date and not after; delays on our side we recover at our own cost. We also publish whether each showcased project was delivered on schedule.

Veneer is a thin layer of real timber that shows the grain and warmth of wood. Lacquer is a smooth painted finish in one colour, matt or gloss. You see samples of both before approving.

About 5–7 weeks from measurement to installation: a week for drawings and samples, 3–5 weeks in the workshop, and a few days to install and finish.

Cracks usually come from uneven framing, untreated joints or moisture. We tape and fill joints in stages and add movement joints in large areas.

A 50 m² ceiling with levels and cove lighting takes about 5–8 working days from framing to ready-for-paint.

Marble is unique in its veining but more sensitive to stains and acids. Quartz stands up better to daily use. Many families choose marble for the show island and quartz for the prep kitchen.

Either. We supply them within the quotation if you prefer, or coordinate appliances you buy yourself: we take their specifications before fabrication so every opening fits exactly.

Large formats (120×60 and above) mean fewer joints and a more refined look, but they need a very flat substrate and a levelling system.

A mid-size villa takes about 2–3 weeks, including crack repair, filling, sanding, primer and two coats.

We use low-VOC paints for interiors and recommend airing a room for 48 hours before use.

We design the AC with the ceiling and coordinate its routes and grilles ourselves. The mechanical installation is carried out by a licensed HVAC contractor working under our supervision and our contract, so one company stays answerable to you for the result.

Warm white (2700–3000 K) brings out the warmth of timber and fabrics. Neutral white (4000 K) suits a prep kitchen better.

We photograph it and send you the fix and its cost in writing before any extra work. No surprises on the invoice.
